What is a standing charge?

A standing charge is an amount you have to pay for the energy company to supply you with gas and electricity. It covers the costs associated with keeping your property connected to the energy network. This includes service administration fees, network maintenance, and the cost of meter reading visits if required.

The cost of building pylons and fitting cables is also covered by the standing charge. It's also used to recover unpaid energy bills and supplier of last resort payments. This is when an energy supplier goes bust and its customers are moved to another provider.


What is a Duos Capacity Charge?

During the lifetime of your connection we will also charge you for the costs of operating and investing in our electricity network by charging for use of our distribution system. These charges are called Distribution Use of System Charges or ‘DUoS’ Charges. The way we calculate our charges for LV and HV connected customers is governed under the common distribution charging methodology (CDCM). The methodology is published in the Distribution Connection and Use of System Agreement (DCUSA) under schedule 16. DCUSA is a multi-party contract between licensed electricity distributors, suppliers, and generators concerned with the use of the electricity distribution network.


What is the Service Charge?

Many commercial leases will refer to Service Charges. These are costs incurred by the Landlord for running and maintaining shared parts of the building or estate, which the landlord can charge back to tenants.

Tenants will be responsible for all the Service Charges as outlined in their lease so it definitely will pay to make sure that you understand what you are responsible for so as to avoid a financial surprise in the future.

Service Charges can include:

• Maintenance and repairs to shared areas, such as common stairwells and corridors. Tenants should note that this might also extend to areas outside the building, such as roofing and drains.

• Building insurance.

• Management charges to cover the fees of the landlord’s agents in connection with running the property or estate.


Charges per Meter Explained:

Due to the way that the Estate is set up and in order to fairly and evenly distribute the standing charges/Duos charges the nominal £35.13 and £11.25 are per meter. There will only be meters in individual buildings where required. As an example, if you have 3 units that could in the future be rented out separately, each will require a meter to the unit and on that basis, the charges become applicable.

Service charges are divided per unit. On that basis, again, if you occupy more than one unit, more than one service charge will apply.


Notes:

- Commercial VAT is charged at 20% (as opposed to the domestic rate which is charged at 5%)

- Service charges are reviewed annually

- The current electricity contract we have entered into runs for 3 years (From June 2023)

- In the absence of an electricity meter but with a continued supply of electricity, the Electrician will attend at the earliest possible date of occupation to determine an estimated energy use which will be communicated and an agreed nominal figure per month will be charged (if this is the case, this will be reviewed periodically).

- Rent will be charged monthly in advance, and invoices will be sent on the 1st of each month (or the last working day of the month if the 1st falls on a weekend). Any issues with invoices should be raised at the earliest time possible to Mollie either via email or phone.

- Electricity (and water meters when applicable) will be read monthly and charged in arrears.
